Benchtop heights and safety.
Mandurah has one of the older population profiles in the Perth region, and a lot of the kitchens we measure are in homes people intend to stay in for good. The benchtop is one of the few things in that kitchen you cannot adjust later. Here is how to get the height, the edge and the finish right the first time.
900mm is a default, not a rule.
Nearly every kitchen in Australia is built at 900mm from finished floor to the top of the bench. AS/NZS 4386 treats that as the nominal domestic height and recognises a workable range of roughly 850mm to 1050mm. Nine hundred is not a law of physics. It is a compromise that suits someone of about average height and serves everyone else imperfectly.
If you are 190cm and have spent thirty years stooping over a bench to chop an onion, your back knows about it. If you are 155cm and reach up to work, your shoulders do. A kitchen renovation is the one moment you can fix that, because bench height is set by the cabinets and once the stone is on, it is on. Nobody adjusts a benchtop height afterwards. They redo the kitchen.
The honest test is boringly practical. Stand at your existing bench with your hands flat on it. If your shoulders are lifted or you are leaning in, tell your cabinetmaker before they build. Twenty or thirty millimetres either way is free at that moment and impossible six weeks later.
Wheelchairs, knee space and AS 1428.1.
If someone in the house uses a wheelchair or works seated, the height conversation changes shape. You are generally looking at a lowered work surface somewhere around 800mm to 850mm, and that number is the easy part.
The hard part, and the thing that gets missed constantly, is clear knee space. A bench at a perfect height with a cupboard or a dishwasher underneath it is useless, because you cannot get close enough to use it. You need genuine open space under the work surface, deep enough to pull in properly. That is a cabinetry decision, and the stone simply follows it. AS 1428.1 is the Australian Standard for design for access and mobility and is the right document for an occupational therapist to work from, and the Livable Housing provisions that came into the National Construction Code push new homes toward better baseline accessibility.
Our practical advice: get the OT in before the cabinetmaker, not after. The order runs OT, then cabinets, then stone. Reverse it and you get a beautifully fabricated bench at the wrong height over the wrong void, and by then the only fix is expensive. If the work is going through NDIS or an aged care home modification, the assessment drives the specification and we quote to whatever the OT has written.
A question we get asked a lot, so it is worth answering plainly: no, you do not need council approval to change your benchtop height. Dropping a section of bench to 800mm is not structural work, and neither the City of Mandurah nor the Shire of Murray, which covers Pinjarra, Ravenswood and South Yunderup, issues a permit for it. Where approvals do appear is if the modification grows into moving a wall or reworking a bathroom, and the City of Mandurah is the one to ask in that case if you are anywhere from Halls Head to Lakelands. For a bench height, an edge profile and a finish, the only people you need to agree are you, your OT and your cabinetmaker.
Also think about the overhang. A seated approach at an island wants around 300mm or more of clear overhang to roll under comfortably, which pushes you past the roughly 300mm unsupported limit of 20mm stone and into needing steel or bracket support. The lowered prep section.
One of the most useful and least-used ideas in a family kitchen. Drop a metre or two of the run, or one end of the island, to around 800mm and you get three things at once: a seated work station for anyone who cannot stand comfortably for long, a safe height for a kid who wants to help, and a genuinely better surface for anything that needs force from above, like rolling pastry or kneading dough.
It costs a little more, because it is a separate piece of stone with its own edges rather than one continuous top, but it is an add-on rather than a redesign. Two related details worth planning at the same time. An induction cooktop set into a lowered section is far safer for someone seated than gas, because there is no flame at chest height and the surface itself does not stay hot for long. And put the sink where someone can reach it seated if that is the point of the exercise, because a lowered bench three metres from the tap solves less than you think.
The safety details nobody quotes on.
- Round the edge. A pencil round or bullnose instead of a sharp square arris. On 20mm stone a square edge is a hard thin corner at hip height for an adult and head height for a small child. Rounding it is a different tool path, not usually a different price, and it chips far less over the life of the bench.
- Go matt. A polished dark bench under the western afternoon sun through open-plan glazing throws real glare, and glare is disabling for ageing eyes and anyone with cataracts. A matt or honed finish kills it. This matters more in a light-flooded Halls Head or Dawesville kitchen than almost anywhere.
- Use contrast. A light bench against dark cabinets makes the edge of the bench readable when depth perception is not what it was. It is a free decision that does real work.
- Mind the finish underfoot. A honed bench is more forgiving than a mirror polish for fingerprints and marks too, which matters if wiping down constantly is not easy for you.
- Pick a surface that forgives. Porcelain is the hardest and most heat-tolerant, so a pan put down in the wrong place is less of a disaster. It is also UV-stable, which is the standing argument for it in this town and is set out on the porcelain vs engineered stone page.
A worked example from a Falcon home where the owners were planning to stay put. The kitchen took 4.4m² of mid-range engineered stone at $720/m², so $3,168. Add an undermount sink cut-out ($280), a cooktop cut-out ($180), removal of the old tops ($250), and a 1.2m lowered prep section at 800mm which added about $380 in extra edge and separate-piece work. That landed at $4,258, with a pencil-round edge throughout at no extra cost and a honed finish to kill the afternoon glare. The wider cost picture is in the benchtop cost guide.
The same thinking applies beyond the kitchen. A vanity top at a height someone can actually use seated, with a rounded edge and no sharp corner beside the toilet, is a small change that matters enormously in a bathroom where someone is unsteady. So is a laundry benchtop at a height that does not mean lifting a wet basket to shoulder level.
