What actually attacks a benchtop in the Peel region
Mandurah is not a generic Australian kitchen environment. It sits between the Indian Ocean and the Peel-Harvey estuary, on sand, with bore reticulation on most streets and a summer UV load that is genuinely severe. Five things do the damage here.
Salt, sand and sun
Salt. If you are within a couple of kilometres of the water at Halls Head, Madora Bay, Falcon, Wannanup or Dawesville, salt is in the air constantly. It does very little to the stone itself and a great deal to everything holding it up: stainless sink clips, brackets under an overhang, the frame of an outdoor kitchen. A fresh water rinse after a strong sea breeze is the whole treatment.
Sand. Fine coastal sand tracked across a polished bench works like wet-and-dry paper. It is the reason a five year old benchtop in Halls Head can look duller than a ten year old one in Pinjarra. A mat at the door does more than any product.
Sun. A western-facing bench in an open-plan Peel home takes a serious UV load from November through March. Porcelain is UV stable and does not care. Water, both kinds
Bore water. Most Peel reticulation runs off groundwater carrying a lot of iron, which is why fences, limestone walls and paving go orange around here. An alfresco benchtop in the throw of a sprinkler gets the same treatment. Move the sprinkler first, then clean the stain with a rust remover formulated for stone. Cleaning it twice a year without moving the sprinkler is a waste of your Saturday.
Scheme water. Peel scheme water leaves a calcium film, and the ring it builds around a tap base on a dark benchtop looks like damage but is not. Wipe it weekly. Do not reach for a descaler, because that is acidic and it will etch marble and dull engineered stone permanently.
Humidity. Winter here is humid and still. Steam that has nowhere to go turns the silicone at the splashback black within a couple of seasons. Run the rangehood, open a window, and renew the bead when it starts spotting rather than scrubbing it with bleach.

The cost of skipping it, in real numbers
- A silicone bead you did not renew. $180 to $350 becomes $600 to $2,500 once the chipboard under the sink has swollen and the top has to be lifted to fix it.
- One splash of bleach or oven cleaner. A dull patch in engineered stone is not repairable. That run gets replaced at $1,200 to $2,500.
- One pan with no trivet. Heat crazing beside the cooktop, permanent, excluded from warranty, and the same $1,200 to $2,500.
- Granite you stopped sealing. An olive oil stain that has soaked in needs poulticing at $200 to $450 and sometimes does not come out at all.
- A hairline you watched for two years. $450 to $1,200 to stabilise early against $1,200 to $2,500 to replace the run once it steps.
Against all of that, the routine on this page costs about $60 a year in cloths and neutral cleaner, twenty minutes a season, and one professional re-bead every five to seven years. The honest point is that most of this list is free.
