Every day, and once a week

DIY Wipe the whole bench with warm water, a few drops of pH neutral dishwashing liquid and a microfibre cloth, then dry it. That is the entire daily method.
DIY Blot spills of red wine, turmeric, beetroot, oil and citrus straight away rather than wiping them across the surface.
DIY Use a chopping board and a trivet every single time. Never cut on the stone and never put a pan straight off the burner down on it.
DIY Weekly: wipe the limescale ring off the stone around the tap base before it builds. Peel scheme water leaves a chalky film, especially on dark colours.
DIY Weekly: run a dry cloth along the silicone bead at the splashback and check for splits, lifting or the first grey spotting.
DIY Weekly: shake the mat at the back door. Wind-blown coastal sand tracked through a kitchen is the main cause of fine scratching on a polished top.

After every storm or strong sea breeze

DIY Rinse any alfresco or outdoor bench with fresh water. Salt film does little to the stone but it eats the stainless brackets, clips and fixings underneath it.
DIY Rinse and dry the underside of any exposed overhang and the sink clips on an outdoor kitchen. That is where salt collects and nobody looks.
DIY After a winter front, check for water blown in around a window above the bench and dry the join between the stone and the wall.
DIY Sweep sand and grit off an outdoor top before you wipe it, so you are not dragging it across the finish.

Every season, four times a year

DIY Empty the cupboard under the sink and feel the base and the back corners for damp. This one check prevents most benchtop replacements.
DIY Check the flexible hoses to the mixer for rust spots, kinks or bulging braid. They are the single most common cause of a flooded kitchen.
DIY Check the seal and the clips holding an undermount sink, and look for a dark line at the stone where water is sitting.
DIY Water test natural stone: leave a few drops near the tap for five minutes. Beading is fine, darkening means it wants resealing.
DIY Check where the garden reticulation is throwing. Bore overspray onto an alfresco bench is what causes the orange iron staining.
DIY Through winter, run the rangehood and open a window when you cook. Estuary humidity plus steam is what turns silicone black.
DIY Close a blind on a west-facing bench through the worst of the summer afternoons if the stone is a dark engineered colour.

Once a year

Pro Reseal granite if the water test says so, usually every 12 to 24 months. Marble is every 6 to 12 months. $150 to $350 professionally, $40 to $80 for a DIY kit.
DIY Look along the bench with a light at a low angle to find dull patches, etching and fine scratching you cannot see face on.
DIY Check every slab join and the mitre on a waterfall end for a hairline, a step or a gap you can see light through.
DIY Open the cabinet doors under an overhang and check the brackets. Anything past about 300mm unsupported should be carrying steel.
DIY Deep clean the silicone with a soft brush and a neutral cleaner rather than bleach, which attacks the resin in engineered stone.
Pro On an outdoor kitchen, have the fixings and the frame checked for salt corrosion. Coastal Halls Head, Dawesville, Falcon and Wannanup properties need this yearly.

Every few years

Pro Cut out and renew every silicone bead at the sink, splashback and joins. Every 5 to 7 years, $180 to $350. The cheapest insurance in the kitchen.
Pro Have chips filled and dull patches assessed while they are small. $250 to $550 for a colour matched on-site repair.
Pro Have any hairline crack out of a cut-out stabilised and re-supported before it steps. $450 to $1,200 now against $1,200 to $2,500 later.
Pro Replace ageing flexible hoses to the mixer as preventive maintenance rather than waiting for the split.
Pro Have a professional stone clean and polish on natural stone that has gone flat, rather than trying to buff it yourself.

Never do these, they void the warranty

A pan straight off the burner onto engineered stone. Heat crazing is permanent and it is the most refused warranty claim in this trade.
Bleach, oven cleaner, drain cleaner, descaler, ammonia or an abrasive cream. They strip the resin and leave a dull patch that cannot be polished out.
Installing engineered stone outdoors. Nearly every manufacturer excludes exterior use, so an alfresco engineered top has no warranty from day one.
Cutting a new hole for a tap, a soap dispenser or an appliance after installation, by anyone other than the fabricator.
Sitting or standing on the bench, or letting a child sit on an unsupported overhang.
Applying a wax, a topical coating or a sealer the manufacturer has not approved, or attempting a DIY resin repair.
Forgetting to register the warranty. Most run 10 to 15 years for a domestic kitchen and many require registration within 30 to 60 days of install.

What actually attacks a benchtop in the Peel region

Mandurah is not a generic Australian kitchen environment. It sits between the Indian Ocean and the Peel-Harvey estuary, on sand, with bore reticulation on most streets and a summer UV load that is genuinely severe. Five things do the damage here.

Salt, sand and sun

Salt. If you are within a couple of kilometres of the water at Halls Head, Madora Bay, Falcon, Wannanup or Dawesville, salt is in the air constantly. It does very little to the stone itself and a great deal to everything holding it up: stainless sink clips, brackets under an overhang, the frame of an outdoor kitchen. A fresh water rinse after a strong sea breeze is the whole treatment.

Sand. Fine coastal sand tracked across a polished bench works like wet-and-dry paper. It is the reason a five year old benchtop in Halls Head can look duller than a ten year old one in Pinjarra. A mat at the door does more than any product.

Sun. A western-facing bench in an open-plan Peel home takes a serious UV load from November through March. Porcelain is UV stable and does not care. Water, both kinds

Bore water. Most Peel reticulation runs off groundwater carrying a lot of iron, which is why fences, limestone walls and paving go orange around here. An alfresco benchtop in the throw of a sprinkler gets the same treatment. Move the sprinkler first, then clean the stain with a rust remover formulated for stone. Cleaning it twice a year without moving the sprinkler is a waste of your Saturday.

Scheme water. Peel scheme water leaves a calcium film, and the ring it builds around a tap base on a dark benchtop looks like damage but is not. Wipe it weekly. Do not reach for a descaler, because that is acidic and it will etch marble and dull engineered stone permanently.

Humidity. Winter here is humid and still. Steam that has nowhere to go turns the silicone at the splashback black within a couple of seasons. Run the rangehood, open a window, and renew the bead when it starts spotting rather than scrubbing it with bleach.

The cost of skipping it, in real numbers

A silicone bead you did not renew. $180 to $350 becomes $600 to $2,500 once the chipboard under the sink has swollen and the top has to be lifted to fix it.
One splash of bleach or oven cleaner. A dull patch in engineered stone is not repairable. That run gets replaced at $1,200 to $2,500.
One pan with no trivet. Heat crazing beside the cooktop, permanent, excluded from warranty, and the same $1,200 to $2,500.
Granite you stopped sealing. An olive oil stain that has soaked in needs poulticing at $200 to $450 and sometimes does not come out at all.
A hairline you watched for two years. $450 to $1,200 to stabilise early against $1,200 to $2,500 to replace the run once it steps.

Against all of that, the routine on this page costs about $60 a year in cloths and neutral cleaner, twenty minutes a season, and one professional re-bead every five to seven years. The honest point is that most of this list is free. Questions about looking after stone in the Peel

How long should a stone benchtop last in Mandurah?

Indoors and looked after, expect 20 to 25 years from compliant engineered stone, 25 years or more from porcelain, and 30 years or more from sealed granite. The parts that wear out on a much shorter cycle are the silicone beads at 5 to 7 years and the sealer on natural stone at 12 to 24 months for granite and 6 to 12 months for marble. Almost every benchtop we replace early failed at one of those two consumables, not at the stone.

What does the coast around Mandurah actually do to a benchtop?

Three things, and only one of them touches the stone. Why is my outdoor benchtop going orange in Mandurah?

That is iron from bore water. A lot of Peel region reticulation runs off groundwater with a high iron content, and the overspray leaves the same orange staining you see on fences, paving and limestone walls. Move the sprinkler throw off the alfresco area first, because there is no point cleaning it twice a year forever, then treat the stain with a proprietary rust remover made for stone. Expect $150 to $350 for a professional treatment if it has been building up for years.

What voids a stone benchtop warranty?

Direct heat with no trivet, harsh chemicals such as bleach, oven cleaner, drain cleaner or descaler, installing engineered stone outdoors, cutting new holes after installation, sitting or standing on an unsupported overhang, and any DIY resin or sealer applied to the surface. Most warranties also require registration within a set window after installation, often 30 to 60 days, and most run 10 to 15 years for a domestic kitchen. Heat crazing beside a cooktop is the most common claim we see refused.

Does engineered stone or porcelain need sealing?

No. Both are effectively non-porous and never need sealing, and anyone selling you an annual seal for them is selling you nothing.
